Schermerhorn House, Common Ground's newest construction project, will provide 217 units of permanent, affordable housing for single adults, with more than fifty percent of the units reserved for formerly homeless and special needs individuals. Low income working tenants, including local actors and artists, will occupy the remainder of the units. On-site property management will be provided by Common Ground, with the Actors' Fund offering on-site social services. The project, which grew out of a unique public/private collaboration with private developers Hamlin Ventures, LLC and Time Equities, Inc., is part of a larger redevelopment plan for downtown Brooklyn. Designed by Polshek Partnership Architects, the building will be part of an exciting, integrated urban neighborhood that will include market-rate housing, community and retail space, and supportive housing. Schermerhorn House will also feature numerous "green design" elements, including rooftop gardens and a high efficiency boiler system.
